Keim Lotexan is a siloxane based water repellent impregnation to reduce the water absorption of mineral substrates, including natural stone. Keim Lotexan is recommended by the manufacturer for stone with lime pointing. Also used as a dust suppressant, and suitable as a water repellent protective treatment for:
- Mineral renders
- Fair-faced concrete
- Prefabricated concrete elements
- Exposed aggregate concrete
- Calcareous sandstone
- Fibre-cement boards
Keim Lotexan penetrates into the pores of mineral building materials, and once the solvent has evaporated, the active ingredient coats the walls of the pores and develops its water repellency by reacting chemically with the moisture normally present in the substrate and the atmosphere.
This treatment does not seal the pores in mineral building materials, ensuring that its water vapour permeability remains practically unchanged.

Preparation & Application
Substrate Preparation
All gaps, cracks and holes in the substrate must be filled prior to any further treatment. Any suspect mortar jointing should be raked out and re-instated where necessary. Any newly repaired areas must be allowed to dry out for a minimum period of 15 days prior to the application of Keim Lotexan. All surfaces should be washed down with clean cold water to remove all surface dirt and dust.
Application
Keim Lotexan should be applied by low pressure spray or brush, working from the bottom of the substrate upwards, firstly in a horizontal manner. After a period of approximately 10 minutes a further application may be applied, again from bottom to top, this time in a vertical manner, thus ensuring that all facets of the substrate are well coated.
It is important that Keim Lotexan is applied onto a dry surface and during a period of time of at least 2 hours when no rain is expected.
To prevent the possibility of water ingress through adjoining walls, which would migrate through to the offending areas, contractors should apply Keim Lotexan products in the manner mentioned above onto any flank or adjoining walls for a depth of at least 1 metre down these walls, even though these areas may not be exhibiting water ingress internally.
Depth of Penetration
A minimum depth of penetration of 2mm is usually necessary in order to achieve effective water repellency.
Application Conditions
Ambient and substrate temperature above 5°C and below 30°C. Do not apply in direct sunlight or onto sun-heated surfaces, nor if it is raining or if there is an immediate likelihood of rain.
Consumption
Approx. 0.4lt/m² for two coats (external application). Approx. 0.2lt/m² for two coats (internal dust suppressant). Consumption rates are offered for guideline purposes only and are quoted for smooth surfaces. Actual rates are the responsibility of the applicator. Project specifications should be referred to for specific rates.
Cleaning of Tools
Clean tools with solvent immediately after use.

This product is designed for application to natural stone, assuming the flashing is lead it is clean, dry sound and prepared as detailed in the technical data sheet we can recommend Rust-Oleum Mathys Fillcoat Fibres. If any areas of the asbestos are to be painted this should be primed first with Rust-Oleum Mathys Primer 44 HS. | |
